What a Market Analysis Is
A Market Analysis is a brief, non-certified report that tells you where a particular make and model stands in the current market and what the subject aircraft is likely worth as a preliminary range. It is prepared without a field visit, from the information available at the time, and the value conclusion is presented as an estimated range rather than a single certified figure.
It exists for a specific moment in a transaction: you have a number in front of you — an asking price, a borrower’s figure, a value-guide printout forwarded by someone on the sell side — and you need an appraiser’s read on it before you spend the time and money on a full certified appraisal.
What the Report Contains
- Current market status for the make and model — what is listed, what is moving, and the direction the market has been heading.
- The comparable activity behind the conclusion — the specific aircraft considered and how they relate to the subject.
- A preliminary estimated range of value for the subject aircraft, based on the information provided.
- Notes on what would change the answer — the records, equipment, damage history, or condition questions that a certified appraisal would resolve.
Available for Any Aircraft
A Market Analysis can be prepared for any aircraft type — piston single-engine and twin-engine aircraft, turboprops, business jets, and helicopters. Unlike the Non-Certified Aircraft Valuation, which is limited to piston aircraft, this report is not restricted by category, because it is a market study with a preliminary range rather than an aircraft-specific certified opinion of value.
When a Market Analysis Is the Right Tool
- A lender is screening a deal before the credit decision and wants a supported preliminary read rather than a value-guide printout.
- A buyer or seller wants to know whether an asking price is in the neighborhood before going further.
- An owner or advisor needs a current market picture for planning purposes.
- An attorney or CPA needs an early sense of magnitude before deciding whether a full USPAP appraisal is warranted.
What a Market Analysis Is Not
The report is clearly labeled non-certified. It is not signed as a certified appraisal, it is not prepared under USPAP or PAAO reporting standards, and it does not involve a physical examination of the aircraft, its logbooks, or its installed equipment.
- Not for the loan file. A credit decision, closing, refinancing, or periodic collateral review calls for a certified appraisal with a field visit and a records review.
- Not for IRS, estate, donation, divorce, damage claim, or litigation use. Those require a USPAP-compliant appraisal report.
- Not for third-party reliance. The report is prepared for the client’s own decision-making.
